Las Vegas Real Estate, in the high rise condominium arena, is still hot despite all the pundits. An average of over 6,000 people continue to move into the valley each month. Las Vegas remains by far the fastest growing metropolitan area in the country. The economy is diverse, employment is soaring, the tax situation for individuals and businesses continues to be the best in the country, and billions of development dollars are still pouring into Las Vegas into a multitude of projects.

There's an old saying: "follow the money". And especially follow the big money. Ask yourself why MGM commits $7 billion for Project City Center - the most expensive project of its kind in the world. Why is Wynn Resorts building Encore - the $1.5 billion addition to his resort? Why is Las Vegas Sands Corp. spending over $1.7 billion for the Palazzo Hotel, its sister addition to The Venetian Hotel? Why is MGM again expanding the Mandalay Hotel adding new condos? Why is Boyd Group tearing down the Stardust this fall to get ready for the $5 billion 64 acre project called Echelon Place? Why is Harrah's Hotel Chain planning a 10 year re-development plan for its properties on The Las Vegas Strip? And Donald Trump is building his elegant 64 story golden glass tower across from WYNN & next to the future Echelon Place, with the second TRUMP Tower Las Vegas set to launch in early 2007!

These are just a few of the Las Vegas High Rise projects - there are many others. What do these publicly traded companies know that we don't know? They know that the people keep moving into Las Vegas to live, work, vacation, golf, retire, and to service the booming tourist industry & retirees that relocate here full & part time. They know that the hotels are at over 90% capacity almost every day and on weekends, you can hardly find a room at all. They know that the Las Vegas Valley is nearing the end of available land in the next 6-7 years. This bodes extremely well for Las Vegas Real Estate.

Let the pundits talk but they do not live, work, and play in Las Vegas. They live a thousand miles away, go to work in their ivory towers, write about things they do not experience on a first-hand basis. They really do not know. They write about things they do not understand. They do not know Las Vegas like we do.

Demand for south strip condominiums and lofts is significant amongst locals who need to live close to all the new jobs that these new Las Vegas hotel-condos and resorts (as the South Coast, Green Valley Ranch,Lake Las Vegas and Red Rock in Summerlin), create. We see the south strip as a great place for second and third homeowners who enjoy vacationing in Vegas and want to have their own place close to the action, but a bit away from it at the same time. Despite the media nay-sayers, the steady growth of the Las Vegas valley with its strong economic environment will prove them wrong. Those who are in the Vegas market for a 5 to 8 year long term hold will look back at 2006 as one of the best times to have invested in Las Vegas Condos, Las Vegas Lofts and High Rises on & near the strip.
