As of this writing, Fall 2010, prices have come down considerably in the Platinum. These are 1 bedroom units one block east of the Las Vegas Strip. How low will the prices go? We are not sure, but I feel they are very close to if not at, the bottom. We are tracking these Las Vegas High rise hotel-condos off the strip. The Platinum has a policy of charging and Extra fee of upwards of $750 per month for units that are not placed in their rental program, so buyers should really become familiar with the fees and charges at The Platinum Las Vegas prior to purchasing.
The Platinum Hotel-Condos are built & open and operational. Due to current market conditions, there are several short sales of condo-hotel units at the Platinum. We have units priced under the $100k range!!! The STARK TEAM has made it a policy not to represent our clients in these convoluted transactions that 90% of the time are a waste of time and energy, but rather, we track the short sale status in the MLS and watch for the unit to reappear as a bank owned repo. These are much easier to negotiate and close on a timely basis. Usually by the time the short sale becomes a repo, the asset managers at the bank have an idea of the properties real market value and price the unit to sell quickly. We just represented a client on a bank owned property at the Signature at the MGM which had 6 offers the first day it was placed on the market, and our client successfully made the winning bid which was an amazing bargain price for a penthouse floor condo with strip views and a balcony. We were able to call all interested clients the day the property was offered for sale by the bank.
The Platinum has strip view and mountain view one bedrooms, the smaller floorlplan is called the Solitaire and the larger one bedroom is called the Princess. Some of the condos are eqipped with double Queen beds in the master and others have King Beds. All have sofa sleepers in the living room & the finishes are quite lovely.
