Prices in Henderson NV's Lake Las Vegas Resort have plummeted and the real estate market has some really well priced foreclosures. I did a quick MLS search to see what new and reduced priced foreclosure listings have hit the market and have found some tremendous foreclosures in the luxury condo community of "V", the guard gated SOUTH SHORE condo community of Mantova as well as some Lake Las Vegas home foreclosures.

One in particular stands out.  THE STARK TEAM just sold the home at 15 Avenida Fiore - which is a SOUTH SHORE single story detached home community.  The home we sold was previously purchased at over $800k & our buyer paid under $365k!! There are a number of other bank owned foreclosures in Lake Las Vegas in the luxury community of Porticello.

About 6 months ago, I was asked to preview a possible listing at Turnberry Towers, one of Las Vegas' newest and most innovative as far as design goes, high rise condominiums.  The seller was a real estate agent from California, who had successfully played the "flip-my-house" game for years.  The finishes he installed in the luxury condo near the strip were just beautiful and he was clever enough to buy a floorplan which only appeared on the higher floors of the tower, which added to its uniqueness.

My partner and I were uplifted by the amazing views from this 36th floor condo at Turnberry Towers, but having our finger on the pulse of the market, we informed the seller that we felt we had to list the unit at under a million.  It seems he paid $990k and had installed $85k of upgrades, such as travertine flooring throughout - even on the sweeping balcony, mosaic glass backsplash in the kitchen, custom closet organizers, etc. He was adamant about not taking a loss & needless to say - The STARK TEAM - did not take an overpriced listing. 

We did write an offer on behalf of a cash buyer on the unit which the Seller rejected - our client offered under $800k about 4 to 5 months ago, which the Seller rejected. Low and behold, this stunning luxury condominium, in 1650+ sq. ft. - has been listed as a foreclosure - at $679k.

This, in my opinion, is one of the nicest units in the city.

Lauren & I were really excited about being able to take a tour up into the Beach Club (east tower) this past week.  Construction is coming along nicely and the site is busy as is the neighboring CITYCENTER by MGM/Mirage...so much was going on and going up at the intersection of Harmon and Las Vegas Boulevard  that the new landscape of the strip is pretty unique and amazing. Enjoy!

Our opinion? The condos at the Cosmopolitan will be one of those "trophy properties"  featuring innovative floorplans with expansive balconies offering the best views in town.   What do you think?

His rooms will have some pretty darn good views of the Cosmolpolitan & CityCenter I would imagine.

Flush with cash from his sale of the Frontier at about $33 million an acre to Elad properties for the site of the Las Vegas Plaza, the Treasure Island will be an all cash purchase.

The price declines in Lake Las Vegas real estatehave been some of the steepest of any areas in Las Vegas and Henderson NV. I was showing luxury condo foreclosures priced from $199k all day at Lake Las Vegas in Henderson NV, where the prices have dropped and the repos are plentiful.  Amidst looking at some brand new never lived in luxury foreclosure deals at the incredible resort communities of  V and Mantova, the rain and sleet came pouring down.  Given the cold temperature and higher elevation at Anthem Country Club, I knew that we would have plenty of snow when we returned home. I wasn't disappointed.  Not since the late seventies has Vegas seen so much so  - and it is ongoing in Anthem as I am writing this blog.

Good news for residents and future buyers at Lake Las Vegas Resortin Henderson NV.
